We adopt an integrated approach ensuring all services are coordinated. Our mechanical and electrical consultants are available to provide advice and designs at any stage of property development, redevelopment and replacement of services, developing tailored solutions to meet the client’s precise design brief.

We offer a complete M&E design package: from initial site surveys to services commissioning witnessing we help to ensure designs are effective, energy efficient and maximise sustainability.

 

Concept Design

Our expert team assists with developing client concepts to scheme design stage: for example, working out plant spacing and services distribution in consultation with a client’s design team.

We can then provide professional technical support to quantity surveyors involved in the development of the scheme design cost plan, and provide further project support as needed – including preparing a full specification at the tender design stage, including AutoCAD drawings, and conducting a full technical analysis on tender returns from all interested bidders.

We also work alongside client teams to review all contractors’ installation drawings and technical submissions, as well as conducting site inspections to assess the installation of all services and providing reports on all work that has been undertaken.

This can include updated schedules to ensure building and fitting work maintains momentum and stays within agreed plans.

 

Performance Design

Our engineers work with clients and project design teams to develop a building services strategy for each project. We ensure that relevant standards, performance criteria, good practice and sustainability criteria are designed into the project from the start.

A Performance Design provides the design team with a specification and drawing package that outlines the key design features of the proposed property and details the key operating and building services performance parameters for each project.

Our Performance Design package offers a cost-effective means of providing sufficient information for a traditional Design and Build project to go to tender and for contractors to submit bids for the works.

 

Full Design

Our expert team assists with developing client concepts: we determine and plan plant spacing and services distribution in consultation with a client’s design team. We provide professional technical support to the project design team. Assisting in the development of the scheme design cost plan, and provide further project support as needed – including preparing a full specification at the tender design stage, and conducting a full technical analysis on tender returns from all interested bidders.

We work alongside client teams to review contractors’ installation drawings and technical submissions, as well as conducting site inspections to assess the installation of all services and providing reports on all work carried out. At the end of the project, we can provide building services commissioning witnessing to ensure works have been carried out to the design specification and meet quality requirements.

 

 

 

 

New Connections

We advise on all types of industrial and commercial meters including COP 3 and COP 5 electricity metering, U6 up to rotary and bespoke gas meters, water metering, multi-utility meters, smart meters/AMR, and half-hourly sub metering. We can also handle all aspects of utility connection, relocation and disconnection: from applications stage through to meter installation and final client handover, in virtually any location and for any requirement.

We always review client requirements in minute detail, ensuring that supplies precisely match client needs; we can also manage the removal of meters and services when businesses relocate or a site is being prepared for demolition. Services can cover electricity, gas, water, telecoms, sewerage and other metering.

Building Control Approvals

Meeting planning and construction standards: our experience means we can offer unrivalled building controls expertise spanning a huge range of industry sectors and building requirements. A fully independent provider and recognised authority on building regulations, our rigorous process to gaining building control approvals includes key issues including thermal calculations, conservation of fuel and power, Energy Performance Certificates (EPCs), sanitation, hot water and water efficiency, acoustics, and more. We liaise with local Building Control departments and Building Control Officers on behalf of our clients, providing updated guidance on Building Regulations and working towards successful sign-off.

Tender Management Analysis

Consultus experts are available to prepare full design specifications, including AutoCAD drawings, from initial design concept stages onwards. Crucially, we have the expertise and experience to conduct full technical management analysis on tender returns provided by all interested contractors.

Commissioning Inspections

Buildings should be designed and constructed in such a manner that energy supply systems and building services using power for heating, lighting, ventilation and cooling are commissioned to achieve optimum energy efficiency. Our proven expertise in commissioning means we can help clients to effectively move from a state of static completion to full working order, achieving the levels of energy and water efficiency expected from products and equipment while also enabling safe operations of the installation. Services include detailed inspections to enable testing and commissioning in line with equipment capability, manufacturer instructions and client objectives.

Operational Maintenance

Working with highly qualified engineers, we deliver focused operational maintenance services, including preventative measures, to help clients optimise their building systems, driving down utility consumption and improving sustainability by reducing carbon emissions. We can support a client’s existing operational personnel or provide a fully managed service, putting suitable maintenance regimes in place and ensuring that building systems and design intent continues to be reflected in real-life operations.

BREEAM & Sustainability Assessments

The need for well constructed, sustainable and comfortable buildings is becoming more important with each year, many local authorities require buildings to achieve sustainability standards whilst staff are increasingly using the quality of the working environment as a key factor when choosing potential employers.

The most widespread building sustainability assessment scheme in the UK is the Building Research Establishment Environmental Assessment Method (BREEAM). Many local authorities require new non-domestic schemes to demonstrate a commitment to good design and sustainability by achieving either an Excellent or Outstanding certificate.

BREEAM assesses buildings against nine key criteria, each with multiple component credits, Energy, Land Use & Ecology, Water, Health & Wellbeing, Pollution, Transport, Materials, Waste, and Management.

Assessments require the involvement of the full design team and wholehearted commitment to the sustainability of design, procurement, construction and post-completion maintenance.

Our team of sustainability professionals can assess properties against BREEAM criteria and guide the design team in discussions to identify the simplest and easiest method of ensuring the development is as sustainable as possible.

We can also assist with energy-related calculations in the form of Part L compliance assessments and detailed energy assessments above the level required by Building Regulations.

Part L Compliance

All new buildings in the UK must be assessed against Building Regulations to ensure that all developments meet minimum quality standards. Part L of the Building Regulations govern energy use in new and existing buildings, both domestic and non-domestic.

Sustainability Assessments

Local authorities often force other sustainability assessments on proposed new developments. The most challenging of these is The London Plan required by the Greater London Authority, this requires projects emit 35% less carbon through operational use than simple Building Regulations compliance.

London Plan assessments also require the inclusion of renewable technologies, energy efficient construction methods and the inclusion of decentralised heat and energy generation wherever possible. Our sustainability professionals and M&E engineers can help to guide the design team through the challenges of constructing properties that are considerably better than the minimum standards, whilst minimising cost and ensuring good value.
